How does Homebase value my house?

Homebase uses two main methods: Automated valuation model (AVM) and valuation from our in-house appraisal team.

Automated valuation model (AVM)

Based on comparative analysis methods, Homebase will collect data about properties of the same type. From these data, we’ll use artificial intelligence to further analyze the property’s characteristics, including floor number, view, direction, and more. These factors can affect the purchase price significantly.

Valuation from our team

Our real estate appraisal team will work on the legal aspects of the property to finalize the quote.

Property ownership, zoning issues, etc. are some of the main drivers for price. At the same time, Homebase will also collect commercially available information (from realtors, neighbors, and developers) based on the pictures and documents you provide to estimate a price.

These data will enable Homebase to set a buying price much more easily.

Example of real estate purchase price calculation:

Apartment A is valued at 2.5 billion, requiring de-mortgaging and payment within 30 days.

The maximum purchase price of Homebase will be:

Purchase price = Valuation fees – Service fees for getting paid in 30 days - Service fees for de-mortgaging

= 2,500,000,000 x (100% - 6% - 1%)

= 2,500,000,000 x 93%

= 2,325,000,000 (VND)

As such, the final price will depend on whether you choose additional services or not.
